Tracking Down Leaks Across a 27,600 SF Industrial Campus

The property

Developed in 1979, Westroads Industrial Park is a 27,600 square foot campus off Military Trail, a major north-south thoroughfare serving Palm Beach County, with easy access to I-95, Florida's Turnpike, and the Bee Line. Units offer up to 24 feet of clearance to the ceiling joists, glassed front entrances, and one to two garage bays each.

The challenge

We serviced two one-story concrete block commercial buildings. Both had significant leaks at three distinct locations: the roof termination, the vertical expansion joints, and the deck-to-wall joints. Leaks in three different assemblies are three different problems that happen to show up as one wet tenant space.

What we did

Sealant replacement using BASF NP100 across every affected joint condition:

• All expansion joints
• Deck-to-wall sealants
• Parapet-to-flashing sealants

Masonry remediation. Some leaks were also coming through the stucco itself, not the joints. We remediated those with Sherwin-Williams masonry patch.

Waterproofing and coating. Both buildings were then painted and waterproofed with Sherwin-Williams Resilience, a high-hiding exterior finish with excellent moisture resistance and a 10-year warranty.

Why it matters

Sealants serve as the air and water barrier in every type of exterior application, and on an industrial building they are usually the whole story. Finding all three leak paths, rather than sealing the obvious one and returning next season, is what makes a building genuinely watertight for tenants storing inventory a few feet from the wall.
