Sealant Replacement and Repaint on a 27-Story Galt Ocean Mile Tower
At Playa Del Mar, every perimeter sealant and glass-to-metal glazing joint was replaced before a single gallon of coating went on. That sequence decides whether waterproofing on an oceanfront high-rise actually holds.

The property
Playa Del Mar is a 70-unit luxury condominium on the Galt Ocean Mile. Built in 1975, it rises 27 stories above 400 feet of private Fort Lauderdale beach, with balconies facing the Atlantic and the city.
What we did
Our scope covered sealant replacement and commercial painting, following concrete restoration performed by our sister company, Waterfront Services.
Perimeter sealants were removed and replaced with BASF NP2, a flexible polyurethane sealant carrying a 5-year warranty.
Glass-to-metal glazing was changed over to Dow 795, a silicone sealant that cures to a durable rubber joint seal, the right chemistry where dissimilar materials meet and move against each other.
Coatings went on only after the joints were closed. We painted the stucco and doors with StoColor Acryl Plus, a high-performance waterproof coating that protects against weather and salt, finishes at a satin sheen, and carries a 10-year warranty.
Why it matters
On a 27-story oceanfront tower, the coating gets the credit and the sealants do the work. Replacing perimeter and glazing joints first, with the right sealant chemistry for each condition, is what lets the coating perform to its warranty instead of failing early around joints that were never addressed.
