Color Renderings Before the First Gallon: Repainting a Mid-Century High-Rise

The property

Designed by the well-known Florida architect Charles McKirahan Sr., Everglades Club consists of 44 condominium residences in a nine-story high-rise. Every unit has a view of the ocean, the Intracoastal, or both. It sits in the heart of the Dolphin Isles community, within walking distance of restaurants, stores, and nightlife.

What we did

We provided commercial painting services following a concrete restoration project completed by our sister company, Waterfront Services.

We started with the color decision, not the paint. Partnering with Sherwin-Williams, we produced a mock-up and color renderings so the Everglades team could see the options on their own building before committing. A repaint on a nine-story building is a decision a board lives with for a decade. Seeing it first is worth the extra step.

Then the coating. Our painters covered all stucco surfaces and doors with Sherwin-Williams Resilience, a high-hiding exterior finish with excellent moisture resistance and a 10-year warranty. We also added a new accent design to each of the stair towers.

Why it matters

An architecturally notable building deserves a color decision made with real evidence rather than a fan deck in a parking lot. Mock-ups and renderings turn a contentious board vote into a straightforward one, and they make the finished result something the association chose rather than something it accepted.
